Scope of services provided electronically

  • Booking: the customer can book rooms online — choosing dates, number of guests and preferred amenities.
  • Add-ons: the site lets you order extras such as parking (subject to availability), early check-in, an extra cot, or extra bedding.
  • Apartment information: details of amenities, house rules and photo galleries are made available.

Conditions for using the service

Technical requirements: an up-to-date web browser and a stable internet connection are required to use the portal.

Conditions for entering into and terminating service agreements

  • Forming the agreement: the customer enters into the agreement by accepting the terms and confirming the reservation. Confirmation may be delivered electronically.
  • Termination: the apartment reserves the right to refuse service in case of a breach of these terms by the customer. This may include misuse of the service or inappropriate behaviour.

Complaints procedure

  1. Customers may file a complaint by emailing biuro@inborr.pl. Contact details and a description of the issue are required.
  2. We will review complaints within 30 days of receipt.
  3. In the case of a justified complaint, we may take corrective action or offer appropriate compensation in accordance with applicable law.

House rules

  • Smoking is strictly forbidden in the apartment, in any form.
  • Parties of any kind are strictly forbidden.
  • Only the number of guests stated at booking may stay in the apartment (max. 4 people).
  • The booker agrees to use the apartment for residential purposes only and to keep it in the condition in which it was provided.
  • No changes may be made to the apartment without prior written consent from InBoRR Bożena Rutkowska-Romańczuk.
  • The apartment may not be sub-let or shared free of charge with anyone else, in whole or in part.
  • The apartment must be made available promptly to InBoRR or people designated by InBoRR for fault remediation. In the case of significant faults — in particular those threatening neighbouring flats — the owner (Bożena Rutkowska-Romańczuk) has the right to enter the apartment to fix them, including in the booker's absence, while attempting to notify the booker (by phone, SMS and email).

Additional information

  • Pets may stay in the apartment, but only after notifying us and receiving consent from the operator (SMS or email confirmation is enough).
  • Parking may be available subject to availability, as described in the offer. Parking spaces are charged separately.
  • TV: cable TV and Wi-Fi internet are available.
  • Quiet hours apply from 22:00 to 06:00.
  • Reservations are on request and require confirmation.
  • Full payment is due no later than 14 days before arrival.
  • Advance bookings require a 30% deposit.
  • A final cleaning fee of 150.00 PLN per apartment is added to the reservation payment.
  • Damage to equipment or appliances, lost keys or other items will be deducted from the deposit at 100% of the value of the damaged item.
  • If damages exceed the deposit, the host reserves the right to pursue compensation through civil proceedings.
  • Check-in is available from 15:00.
  • Check-in and check-out times depend on the specific apartment.
  • Late check-out is on request only.
  • When checking out of an apartment where keys are provided, please return them to the coded key box in the hallway by the entrance door.

Cancellation costs

  • Free cancellation is available up to 21 days before arrival;
  • Cancellation 20–14 days before arrival: 30% of the stay cost;
  • Cancellation 13–10 days before arrival: 50% of the stay cost;
  • Cancellation 9–7 days before arrival: 70% of the stay cost;
  • Cancellation 6–3 days before arrival: 90% of the stay cost;
  • Cancellation within 48 hours of arrival or a no-show: 100% of the stay cost.

Closing notes

  • We issue VAT invoices for stays.
  • Please clean the coffee machine's used-capsule container after about 4 brews.
  • Please don't let the machine sit in water that has overflowed from the capsule container.
  • A first-aid kit and a fire extinguisher are part of the apartment (in the bathroom cabinet and the kitchen cabinet respectively).
  • Any pre-existing faults or visible damage must be reported to the host on +48 608 555 713. Failure to report damage is treated as accepting liability for repair costs.

Penalties

The following penalties apply in the apartments:

  • breaching the no-smoking rule — 500 PLN;
  • leaving a pet unattended causing damage or soiling of furniture, carpet or floors — minimum 400 PLN;
  • accommodating more guests than declared at booking — 400 PLN per undeclared guest;
  • throwing a party during quiet hours — 1000 PLN.
